Welcome to the Redwood Arms Lodging! We appreciate your patronage.
Our goal is for everyone to enjoy their stay. Below are our rules and/regulations, and we ask that you follow them to ensure a positive experience for all our guests.

The Registrant is responsible for all registered guests in a room. Room occupancy is limited to registered guests only. If we discover any unauthorized visitors or undeclared occupants in your room, we will ask you to leave the premises immediately and there will be no refunds. Our visitor policy is designed to provide a safe and quiet atmosphere for all our guests. Unless communicated, we assume that you are not expecting guests and do not wish to have guests unless you tell us in advance.

Cancellation Policy - Reservations must be cancelled 48 hours before 3:00 PM MST time before the date of arrival to not incur a cancellation fee. If you do not call or email to cancel before 3:00 PM MST two calendar day(s) before your reservation, you will be charged the cost of the 1st night, and any remaining nights of the stay will be cancelled.
PLEASE NOTE for special events (i.e. - Hunting Season, Cherry Days, Mountain Harvest Festival, BMW Rally, Reunions, etc. . . .) cancellation time is a week prior to the date of arrival.

Smoking & Cannabis - Our property is a smoke-free establishment. Smoking (cigarettes, cigars, and/or marijuana) is strictly prohibited in all guest rooms and public areas. Smoking in a guest room will result in a $250.00 Clean Up and Deodorization Fee. Designated smoking areas are available outside all buildings. Guest who choose to smoke should maintain a 30-foot distance from guest and common areas. The Colorado law permitting recreational marijuana use does not apply to private businesses. It is illegal to use marijuana in public and anywhere on the property Management reserves the right to ask guests to leave without a refund for use of cannabis products at any time.

Good Neighbor Expectations - Guests are expected to respect other guests' comfort and tranquility. Excessive noise or disruptive behavior may result in warnings or eviction without a refund. We expect our guests to be courteous and keep the noise down after 10:00 PM MST. More than two (2) noise complaints received after 10:00 PM MST will result in the guest’s expulsion from the property without a refund.

Refunds Prior to Occupancy - Guests may see accommodation before checking-in but not after 6:00 PM. Once checked in, no refunds will be issued.

Room Rate Changes - Rates, terms and availability are subject to change without notice.
Payment Acceptance - Payment is due on arrival. No checks are accepted. Payment may be made with cash, traveler's check, credit card (Visa, Mastercard, Discover, or American Express), and/or digital wallets (ApplePay and Google Pay).

Check In/Out - Guests are required to check-in at the front desk upon arrival. Standard check-in time is 3:00 PM, and check-out time is 11:00 AM. Early check-in or late check-out may be available upon request and subject to availability and an additional fee.

Our visitor policy is designed to provide a safe and quiet atmosphere for all our guests. Unless otherwise communicated to Management, we assume that you are not expecting guests and do not wish to have guests during your stay.

All adult guests must provide a valid government-issued photo identification and a credit card at check-in. The credit card will be authorized for incidentals and/or charges not covered by the reservation. Cash payment may be accepted, along with a refundable deposit. Checks are not accepted.

Late-Arrivals - Please note late arrivals (after 10:00 PM MST summer/fall (May thru November and 9:00 PM winter/springtime December thru April) must make prior arrangements with the front desk. Note that we are a small business located in a small town where during certain times of the year our availability may be limited.

Pet Policy - Canines are allowed for a $15.00 charge per canine per visit. We reserve the right to restrict certain canine breeds. The number of allowed canine breeds are two canines per guest accommodation. Felines are not allowed currently. All pets staying on the property must be pre-approved before arrival. If we discover any unauthorized pets or animals in your guest room, you will be charged, and we will ask you to leave the premises immediately and there will be no refunds. Due to safety concerns for our employees and your pet, we will not service a room with an unattended pet. Pets must be on a leash or securely always carried outside of guest rooms and under the control of the adult owner. Please be considerate of other guests when walking pets on the property and clean-up after your pet. Pet-related damages will result in a $275.00 Pet Clean Up Fee.

Commissions - If you are booking on behalf of someone and/or are a travel agent, we DO NOT pay lodging commissions. All guests are expected to use our direct booking webpage, call the front desk, and/or use our partner OTAs.

Business Center - Computer/Web Page Printouts are $2.00 per page, and LOST KEY(S) $15.00 per key plus any applistatelite taxes.

Lost And Found - Nonperishable lost and found items will be held for 7 days. Management will make reasonable attempts to contact our guest using the provided contact information at check-in. Only at the request of the guest any nonperishable items requested to be sent back to guest will be shipped via USPS (domestic) or UPS/FEDEX (international). Guest will be billed actual cost of these services plus an additional $25.00 USD handling fee.

Wireless Internet & Network - Redwood Arms reserves the right to disconnect any user at any time and for any reason. The Guest Wireless Network is provided as a courtesy to allow our guests access to the internet. Users will not be given access to the Redwood Arms intranet or permission to install any software on our computers. Inappropriate use of the Guest Wireless Network is not permitted. Our policy does not enumerate all possible inappropriate uses. Users must respect the privacy and intellectual property rights of others. Users must respect the integrity of our network and any other public or private computing and network systems. Use of the Guest Wireless Network for malicious, fraudulent, or misrepresentative purposes is prohibited. The Guest Wireless Network may not be used in a manner that precludes or hampers other users access to the Guest Wireless Network or other any other networks. Nothing may be installed or used that modifies, disrupts, or interferes in any way with service for any user, host, or network. Guests can contact a staff member if you are experiencing difficulty logging in.

Security Cameras - Video security cameras are located throughout property to monitor and surveil Redwood Arms property for safety, security, and to aid law enforcement. All recording shall be done with recognition of the reasonable expectation of privacy among our guests. Management does not guarantee that this equipment will always be in working order.
​
Idle Vehicle(s) – Guests and visitors are prohibited from allowing their vehicles to idle within the vicinity of guest rooms and other accommodations available on the property. The purpose is to ensure a peaceful and pleasant stay for all guests by minimizing disturbances caused by idling vehicles. If a guest vehicle requires idling, please park in designated parking areas away from guest rooms and front office.

RV Campground Polices & Rules
Welcome to the Redwood Arms RV Park! We appreciate your patronage.

Our goal is for everyone to enjoy their stay. Below are our rules and/regulations, and we ask that you follow them to ensure a positive experience for all our guests.

Our quiet time is from 10 p.m. - 8 a.m. daily, but please be courteous to your fellow guests during all hours of the day. During quiet hours, there is no loud talking, loud radios, loud televisions, or other loud noises allowed. The use of generators is not permitted on the property. We do enforce a curfew - anyone under 18 years of age may not leave their site or rental after 11 p.m. unless it is to and from restroom facilities accompanied by an adult.

Check-in for RV is between 1pm – 9pm. No late check-ins please.

Only one well-behaved canines are welcomed per site. Canines must remain on a leash at all times, no exceptions. Owners must pick up after their canines while on the premises. Unattended canines are not allowed.

All reservations include a maximum of 4 guests unless otherwise stated. Rates are based on the maximum occupancy of the site. The individual reserving the site must be a minimum of 18 years of age and be physically present at the time of check in.

Campers are responsible for their visitors. Visitors may not stay overnight.
​

One vehicle, inclusive of one RV, is included with each reservation as determined by Management and as space allows. Additional vehicles are $5 per day and subject to availability of parking in designated areas. Towing is enforced at the guest’s expense. All guests must stay within the property boundaries. No trespassing on neighboring land is permitted.

All certified RV types are permitted unless prevented by specific site constraints.

No repairs or maintenance of RV or guest’s vehicles and/or other motorized vehicles is allowed at the site.

No trash is to be left outside at any time. Trash must be disposed into designated containers located throughout the premises. Sites must be cleaned up of garbage and debris prior to departure. Additional charges may result for sites requiring additional cleaning. Excess garbage is subject to additional fees.

Do not throw trash and/or cigarette butts on the ground.

Do not throw hot grease and chemicals on the ground, grass, and/or down the drain.
​

No littering.

The speed limit is 5 mph on the premises.
​

The use of fireworks, including sparklers and explosives of any kind, are not permitted under any circumstances. Anyone caught with fireworks may result in removal from the property without a refund.

Do not move any picnic tables from sites.

No on ground wood campfires are allowed. Portable propane sourced campfires enclosed in manufactured firepits are allowed unless there is a fire ban and must supervised by an adult while in use. Please ask before use of portable propane sourced campfires.

All visitors must be registered at the office. Again, no overnight stays are permitted for visitors.

We are not responsible for accidents or injury to our guests, or for loss of any valuables or personal property.

Life threatening emergencies and/or injuries, dial 9-1-1 and provide your site number. Non-life threatening please see the office and/or call the number posted.
